The transaction involved securing a 20-year lease for 14,000 square feet of retail space at 67-09 Fresh Pond Road, Ridgewood, Queens, for Met Fresh Supermarket. The stand-alone property is strategically located near the Fresh Pond Road stop of the M train and is adjacent to a competitor, Food Universe Marketplace. The asking rent was $65 per square foot.

This new location for Met Fresh opened on May 24, 2024, and features several innovative amenities that enhance the customer experience, including heated floors, a rear parking lot for customer convenience, and extended operating hours from 7 a.m. to 11 p.m. daily. These features are designed to provide a comfortable and accessible shopping experience for the local community.

The Fresh Pond Road corridor neighborhood retail includes numerous 99 Cent Stores, Discount Shops, Delis, and walk-in medical clinics. There was significant vacancy on the block at the time, as COVID-19 hit this working-class neighborhood particularly hard.

It is also important to note that finding large spaces for grocers is extremely difficult in New York right now, with new development construction being affected by high costs of capital, long delays on materials, lack of 421A tax abatement and still very high land costs.

The closure of Capital One Bank significantly reduced foot traffic, impacting nearby businesses that relied on these visitors for secondary sales.

Initial Involvement:

The process began with Julia Zoraian of the Verada Team identifying the opportunity to bring Met Fresh to Ridgewood, Queens. Verada Retail's deep market knowledge and strong relationship with Danny Hamdan, owner of Met Fresh, were crucial in this phase. Initial discussions centered around the potential of the Fresh Pond Road location and its strategic advantages.

Market Analysis and Strategy:

The team conducted thorough market research, leveraging tools like Esri Demographics and Placer.ai to identify the optimal site. They assessed the competitive landscape, pinpointing a location that would maximize visibility and accessibility while meeting the community's needs. The property, located at 67-09 Fresh Pond Road, was recently sold in a closed transaction for $4,650,000 on 08/12/2022. It has a total area of 11,780 above grade.

Negotiation and Lease Terms:

Verada Retail navigated complex negotiations, balancing the needs of Met Fresh and YYY Realty. They secured a 20-year lease at a competitive rate considering the location's potential. The negotiation process included addressing specific requirements such as heated floors and extended operating hours, which added value to the lease agreement.

Finalization and Execution:

The deal was finalized with meticulous attention to detail, ensuring all legal and regulatory requirements were met. The team oversaw the gut renovation of the property, transforming it into a modern retail space. This included managing the construction process, coordinating with contractors, and ensuring timely completion of the project.

Additional Details:

  • We sent over a survey of potential sites where there was a void in the neighborhood. Fresh Pond stuck out because it was the optimal size, easily accessible to transportation, and in a neighborhood where there are a lot of families with a void of fresh produce options.
  • We reached out to KSR’s Marc Sitt and Dorel Melloulto to set up a viewing as they had the property listed on Costar. Once we set up a viewing, we met with the Owner (Tenny) alone, walked the property, and discussed the structure of a deal.
  • We submitted an offer shortly thereafter and learned that the partner KSR was representing sold his interest in the building in August of 2022.
  • When we first met on-site, there was discussion and general understanding about leasing the whole building, including the 2nd floor with the ground floor and basement. The broker was unaware of this conversation, which led to confusion and ultimately an all-hands-on-deck meeting consisting of Danny, Tenny, and his wife.
  • Tenny and his wife own a home appliance business located on the Bowery and are recently retired. They purchased the building, all cash, as part of their retirement plan. During the meeting, it was explained that this was their retirement plan and they wanted Danny to assume the 2nd floor for a heavily discounted price and sublease it to a separate use or include it in his plans.
  • There was a handshake deal made in person, and shortly after, the lawyers drew it up, and we signed a lease for the entire property and parking lot. We assumed and gut renovated the 2nd floor in addition to the market.
